The oaks at The Preserve at Folsom Ranch are older than every house in it. Toll Brothers opened the neighborhood in September 2023 among preserved oaks, creeks and trails, and those trees are not yours to light. Your own are still saplings. That’s the puzzle here. One name, two places
A quick note, because it causes mix-ups. Folsom has another Preserve: a subarea of the Historic District near Lake Natoma. This page is about the new Toll Brothers neighborhood south of Highway 50. If you’re in the old one, see our Folsom Historic District page.
The owners association
The neighborhood has an HOA, the Preserve At Folsom Ranch Owners Association. Its holiday decoration rules aren’t anywhere we could read them, so you won’t find dates on this page. Ask the management office for the current rules on exterior holiday lighting and share them with us at (916) 570-9568. We fit the install date and the January takedown to whatever they allow.
One thing we can say without reading a page of it: the oak woodland along the Alder Creek corridor, the open space and the trails are common ground. We don’t string lights there.
We work the same way in Regency at Folsom Ranch and Russell Ranch, where the documents differ and the approach doesn’t.

Heritage Trails. These are single- and two-story homes of roughly 2,500 to 3,700 square feet, and garages for two or three cars. On a single-story plan the roofline is low and close to eye level, so straightness matters and we take time over it. Where there’s a three-car garage, that long horizontal line anchors the whole front.
Oak Trails. All two-story, around 2,900 to 3,300 square feet. The upper peaks are the ladder work. We light the top line and the garage line together so the house shows as one shape, not a line with nothing under it.
Some homes were built with a primary-suite deck. A deck rail is a natural place for lit garland, tied on, with the cord dropped down an inside corner where it can’t be seen. Tell us if you have one.

We haven’t confirmed roof materials here, so mention yours when you call (916) 570-9568. On tile we work from the edge and clip to the gutter or fascia.
Yards planted in 2023 or later
New landscaping means small trees. A slim trunk takes a neat wrap with loose ties that leave room to grow. For now the yard’s light comes mostly from stake lighting beside the walk and the driveway, placed away from drip lines and sprinkler heads. At the door, pillar wraps for the entry columns and a lit wreath finish it. This neighborhood is set among open space, so a clean design suits it better than a crowded one.
The steps, from call to takedown
- Call (916) 570-9568 with your collection and plan name if you know it.
- Send photos, by text or the contact page, of the front, garage, entry, any deck and your outdoor outlets.
- Approve the layout and the quote, then pick an install day inside your association’s dates.
- We put the lights up, repair anything that goes dark during the season, and take it all down in January.

Who do I ask about decoration rules at The Preserve at Folsom Ranch?
The Preserve At Folsom Ranch Owners Association, through its management office. We haven’t read its holiday lighting rules, so get the current version from them and we’ll plan to it.
The oaks behind my lot: can those be lit?
Not if they’re in the open space. Those trees are common area. We light the trees and structures on your own lot.
I have a second-story deck. Can it be decorated?
Yes. Lit garland ties to the railing without fasteners, and the cord is routed out of sight.
Is this the same Preserve as the one by Lake Natoma?
No. That’s a subarea of the Folsom Historic District. This page covers the Toll Brothers neighborhood in Folsom Ranch.
Do you need my plan name from Heritage Trails or Oak Trails to quote?
It helps, but it isn’t required. Photos of the front, the garage and your outlets are enough.
