    The first Folsom Ranch homes went up in Mangini Ranch in 2019 and 2020, which means most houses here have only seen a handful of Decembers and plenty of owners haven’t settled on a lighting routine yet.     Check whether your tract has an HOA

    Mangini Ranch isn’t under one association. The Phase 1 tracts were sold with no HOA. That covers Lennar’s Copperwood and Oakleaf, Taylor Morrison’s Dakota and Azure, and Tri Pointe’s Brookstone and Waterstone. If you own in one of those, there’s no association calendar to work inside. You can light the house when you like and we’ll schedule to suit you.

    Later phases and the attached homes are reported to carry associations of their own. We couldn’t confirm their names or read their rules, so this page leaves them out. If you pay HOA dues, look up the holiday decoration section of your documents and tell us what it says when you call (916) 570-9568. We then book both ends of the job, the hanging and the January removal, to sit inside the dates your current rules give.

    The plan comes from a call and a few pictures

    We don’t send anyone to measure. On the call we ask which builder and tract you’re in, how many stories, and what you’d like lit. Then you text or email photos, or upload them on the contact form: the front elevation end to end, the garage door, the entry, any tree or post you have in mind, and each outdoor outlet. From those we write up what goes where, where it plugs in, and the quote. You can change anything before install day.

    Most homes here are two-story, so the upper peaks and gables are ladder work, and that’s the part people are happiest to hand off. Roofline lights ride in clips that grip the gutter or the edge of the roof. Nothing gets nailed, stapled or screwed into a house this new. We haven’t seen your roof, so tell us if it’s tile or shingle. It changes which clip we load on the truck.

    Dakota and Azure plans mostly have two-car garages. The garage line is shorter, so the eye goes to the entry and the second-story peaks, and a lit wreath above the garage or lit garland at the front door earns its place. Waterstone lots run about 7,500 square feet and its plans carry three-car garages, and Brookstone is close behind at roughly 6,500. Wider fronts like those can carry a full roofline plus stake lighting along the driveway edge. Some Brookstone and Waterstone rear yards slope, so if you want the rear eaves lit, add a shot of the ground beneath them and we’ll plan the ladder footing.

    Oakleaf includes plans with a Next Gen suite, which can mean a second entry. People forget that door. A small wreath or a short run of garland there makes the front look finished. Porch posts take pillar wraps, wound evenly from base to cap and tied off, not taped.

    Street trees here are young, so they’re slim. The trunk and lowest branches get wrapped with soft ties that leave room for growth. If your house faces Mangini Parkway, or sits on the walk to Mangini Ranch Elementary School and the park beside it, more people pass on foot than on a typical court. Walkway stakes and entry lighting get seen up close there, so we keep cords tucked and stakes clear of sprinkler heads.

    Install day, the season and the January takedown

    The lights are ours, and we bring them. A timer handles the switching: on around dusk, off at the bedtime you give us. If part of the display stops working partway through the season, ring (916) 570-9568 and it gets fixed. In January we’re back to unclip every strand, coil the cords and carry it all away. You store nothing.

    Before you book in Mangini Ranch

    Which Mangini Ranch tracts were sold without an HOA?

    The Phase 1 neighborhoods (Copperwood, Oakleaf, Dakota, Azure, Brookstone and Waterstone) were sold with no HOA. Later phases and attached homes are reported to have associations, so check your own documents.

    I’m in a tract with an association. Does that rule out Mangini Ranch Christmas light installation?

    No. Read us the dates from your current rules. Hanging day and removal day both get set to match.

    My Brookstone lot slopes in back. Can the rear eave still be lit?

    Usually. Some Brookstone and Waterstone rear yards slope, so send a photo of the ground under the eaves and we’ll work out the ladder footing before install day.

    My trees are still small. Are they worth lighting?

    Usually yes. A young trunk and its lower branches wrap neatly, and a line of stakes beside the path fills in what a small canopy can’t.
