The order things happen in

Regency at Folsom Ranch holiday lighting and the owners association
The neighborhood is governed by the Regency At Folsom Ranch Owners Association. Its rules sit behind the resident portal, and we haven’t read a published holiday lighting section, so we’re not going to quote dates at you. Before you call, log in to the portal or phone the management company and get the current decoration rules. Tell us the first day lights are allowed and the day they have to be off the house. We set the install and the takedown between those two dates. That’s all the paperwork a Regency at Folsom Ranch Christmas light installation needs from you.
Whatever the document says, we work only on your home, with clips and a timer. The clubhouse, the gates and the common-area trees are the association’s, and they stay untouched unless the association itself brings us in under our commercial lighting service.
What works on a Regency home
Homes here run from about 1,185 to 2,450 square feet with attached two-car garages. That’s a compact front, and compact fronts look best when the plan is simple. A clean roofline across the garage and entry carries most of it. Add a lit wreath high on the garage wall and lit garland framing the front door, and you have a second layer without clutter.
Duets need one extra decision. Your roof and your neighbor’s are one roof, so somebody has to choose where the lights stop. We can end at the shared wall, or light the whole building if the two of you agree. Mention it on the phone and include the shared wall in your photos.
Landscaping dates from 2021 onward, so the trees are young. A trunk wrap with soft ties suits them. Pillar wraps on entry columns and low stake lighting next to the front walk do the rest. The stakes matter more here than in most places, because this is a walking neighborhood. Between the internal trails and the two dog parks, plenty of neighbors walk by your house after dark, and a lit walkway is what they notice at that pace. We set stakes back from the sidewalk edge and away from sprinkler heads.
If your home sits high enough for the rolling-hill views, the back of the house may be on show too. Say so, and add a photo from the yard.

Getting the crew in
Regency is gated. On the planning call we’ll ask how you’d like us to handle entry, and we’ll confirm it again before install day and before the January trip. If you’re near Olive Orchard Drive, or have a plan name from the Sequoia, Redwood, Mendocino, Shasta or Tahoe collection, pass that along. It helps us read your photos correctly.
When a section goes dark
It happens now and then. Call (916) 570-9568, tell us which part is out, and we’ll come fix it. You don’t climb anything.

The Regency At Folsom Ranch Owners Association keeps its rules on the resident portal and we haven’t seen a published holiday lighting section. Check the current document, give us the dates, and we’ll schedule inside them.
I live in a duet. Where do the roofline lights stop?
At the shared wall, finished cleanly, unless you and your neighbor want both sides done to match. Either way works.
Is a compact Regency front too small to bother with?
No. A clean roofline across the garage and entry, one wreath and garland at the door is a complete display here, and it’s a common order.
Our lot backs onto the trail. Can you light the trees along it?
Only what stands on your own lot. Trail and common-area trees belong to the association.
